The Company

One of the most active companies focused on investing in, regenerating and repositioning UK town and city centres is seeking an Asset Manager to join their growing platform. Focused on creating places where people eat, work, live, play and shop, the team are market leaders who offer investment, development, asset management and regeneration expertise to their partners who include Local Authorities, Pension Funds, and Global Capital Providers and invest in mixed use projects.

The team’s projects range from convenience centres through to trophy asset schemes and incorporate in their repositioning a wide range of use classes including offices, residential, hotels, arenas and other community serving use classes.

The Role

Our client is seeking a commercially aware, outgoing and energetic individual to join the team focused on the curation and transformation of retail places. The successful candidate will join the asset management team as Asset Manager reporting to the Director of Asset Management.

Many town centre retail assets need repurposing and/or repositioning to more closely align them with their catchment markets and ensure they are functionally relevant. This job role will involve all aspects of asset management including the creation and implementation of business plans. The business plans may involve alternative uses such as residential, office and leisure and an important part of this job will be to challenge traditional thinking of how retail centres work, how they are marketed to consumers and seek to identify suitable scheme strategies accordingly.

Likely duties/ role responsibilities for this role will include:

  • Develop and implement value-add strategies for individual assets under management.

  • Contribute to the formulation of annual business plans for each asset.

  • Implementation of the agreed asset business plans to deliver net income targets.

  • Managing and executing all leasing and major lease events in line with asset strategy.

  • Identifying and managing capital expenditure for projects in line with business plan.

  • Implementing and overseeing refurbishment programmes and asset repositioning.

  • Managing third party service providers including: letting agents, solicitors, property managers, marketing agencies and building surveyors.

  • Assisting with any required due diligence for UK acquisitions and sales.

The Candidate

This role can be located in either Liverpool or London and could be a graduate or qualified surveyor seeking to move into asset management. Previous experience is less important than the personality of the candidate, although it is likely that candidates with experience will be numerical agency individuals.

  • Sought skillset/ qualities include:

  • Strong commercial acumen.

  • Good attention to detail.

  • Experience of retail, leisure or F&B an advantage.

  • A good understanding of Landlord and Tenant legislation.

  • Excellent communication and negotiation skills.

  • Good analytical and problem-solving capabilities.

  • Self-motivated, committed and organised

  • Outgoing personality with a sense of humour.

Candidates do not necessarily need to have worked on town centre assets but should have experience in multi let assets.

Remuneration

The salary range for this role is highly dependent on the individual but is likely to be up to £60,000 basic salary plus a performance related discretionary bonus.
