Building Surveyor

Purpose of the Building Surveyor role:

A Building Surveyor is a technical surveying role to assess the quality of buildings. They are predominantly based within a consultancy practice with about 5% who move into client-side positions predominantly within Estates. The overarching role is split into professional and project duties with many surveyors developing their careers to specialise on one side or the other.

A Building Surveyor will input into the pre-construction, construction, and post construction (operational asset) phases of a development / project. The Building Surveyor will work closely with the Asset Managers, Property / Estates Managers and Project / Development Managers. 

Typical role responsibilities include:

  • Project duties include:

    • Project Management and Contracts Administration of smaller scale refurbishment and fit-out schemes generally up to c. £2 million in construction value

    • Management of the CAPEX planned maintenance surveys and lifecycle cost modelling

  • Professional duties include:

    • Pre Acquisition surveys

    • Party Wall surveys and disputes

    • Rights Of Light surveys and disputes

    • Dilapidation surveys on assets predominantly post tenant move out

    • Stock Condition surveys

    • Post build defect diagnosis and remediation

    • Reinstatement cost assessment surveys and analysis for insurance purposes

  • Report writing and stakeholder reporting.

  • Depending on level and company; staff / team management and business development

 

Candidate Requirements:

  • A property related degree or HND preferably Building Surveying, Construction, or Civil Engineering

  • Chartership as you progress your career:

    • MRICS – Member of the royal institute of chartered surveyors (Building surveying route)

    • Other membership can include Party Wall (Pyramus & Thisbe club)

  • Experience in a wide variety of building surveying services and asset classes

  • Technically detailed with good understanding for construction, building services, H&S and updated building legislation.

  • Good IT knowledge of MS Office for extensive report writing with additional knowledge of CAD would be advantageous

Remuneration:

As with all Construction and Development roles the remuneration packages will vary depending on depending on who you work for, your sector specialism (for example cladding and fire safety experience are currently at a premium) and supply and demand.In addition to the base salary most will have additional benefits including car allowance, pension, healthcare, professional memberships, and bonus generally between 5% and 10% although some consultancies are moving towards a net fee income targeted related bonus which can be 10% - 30%.Broad London based consultancy and client-side building surveying salary ranges are detailed below:
