The Company and Role:

A small Central London based property Company is seeking an Asset Manager to join their growing team.  With a focus on building design and placemaking, the core focus of the business has been on Central London office schemes, although the company does also work on cross-sector commercial real estate. In addition to these London office scheme projects, the business is also appointed by a major residential developer to take responsibility for all commercial elements of mixed-use schemes, including co-ordinating appraisal, design, specification, marketing, asset management, legals, lettings and sale.

Role responsibilities:

Reporting to the Directors, role responsibilities are likely to include:

Analytical:

  • Market research

  • Deal schedule / tracker

  • Reporting – assistance with the production of board reports for existing portfolio and investment memorandums for potential acquisitions.

Asset Management:

  • Assisting with the formation of asset management strategies for existing assets and prospective purchases.

  • Assist with the execution of AM initiatives, including items such as capex programmes and new lettings.

  • Third-party management.

Leasing:

  • Working with agents to set letting / marketing strategies for assets.

  • Co-ordinating agents to let and sell properties as appropriate.

  • Preparing Heads of Terms with agents.

Investment:

  • Sourcing and evaluating new investment opportunities.

  • Understanding and preparing cashflows and IRR analysis (assisted).

  • Financial viability appraisals of new LSQ opportunities (assisted).

Development:

  • Working with Technical teams and agents to assist with the provision of advice on specification, design and layout of developments and financial viability (mainly coordinating other professionals).

  • Development site visits to review status of ongoing projects.

Candidate Profile:

  • MRICS (preferred but not essential)

  • Self-motivated individual.

  • Dedicated work ethic and a willingness to learn on the job and ‘can do’ attitude.

  • Ability to maintain and develop a strong network of contacts (socially and professionally) within the industry.
