The Company:

A private investment and development company with a portfolio of predominantly office accommodation focussed in central London is seeking a MRICS Asset Manager with 5-10 years post qualification experience to join their real estate team.

The Role:

The client's portfolio has both standing assets and a dynamic pipeline of developments and this person will help to design and deliver best in class real estate. At the heart of these plans is the firm belief that to maximise full potential, they need to be both innovative and progressive, with ESG being central to both.

Reporting directly to the CEO, key functions and areas of responsibility will include:

  • Set asset level Business Plans and oversee the asset management of all property assets including leasing and refurbishments.

  • Ensure all activity related to a given asset is predicated on a focus towards unlocking and maximising value.

  • From a leasing and asset management perspective, determine the approach to refurbishment/development, setting block dates and obtaining VP where relevant.

  • Consider the performance potential for assets, running buy/hold scenarios as well as contributing to the valuation process, with yield and ERV inputs.

  • Drive forward and be a champion for the sustainability agenda and minimise the environmental impact. Make recommendations for asset enhancement to ensure that our assets are industry leading from a sustainability perspective.

  • Work with the development and property management team to ensure the space is designed for optimal letting and conclude letting of vacant space that results from the refurbishment/development activity.

  • Lead on marketing and the preparation of all related collateral for leasing, whilst working with the development team on suitable branding of the end products.

Key Experience and Attributes:

Experience wise, candidates will:

  • Be MRICS qualified with 5-10 years PQE and experienced working for an active property owner/developer.

  • Have experience in leasing, design and marketing of offices, ideally in London.

  • Be comfortable and competent with valuations and performance analysis.

  • Have a good and up to date appreciation of ESG in the context of an asset management and development organisation, and a belief in the centricity of ESG.

  • A nice to have would be some experience in residential and retail.

Reporting directly to the CEO, this role has significant growth potential and is a key strand of our client’s ongoing succession planning. It is a great opportunity to work on high value design and ESG focused refurbishments and developments, with senior leadership exposure within the business.

Remuneration:

The client is considering a relatively wide window of experience for this role, as detailed above, so the salary range is wide but is expected to be between £80,000 and £120,000, dependant on experience. There will also be benefits and bonus on offer.
