The Company:

Our client, a leading high-end provider of retirement living properties owned by a leading investment manager, is seeking an experienced lettings manager to join their London based team as Regional Sales Manager.

The role:

The role’s primary purpose is to deliver the sales and rentals objectives for the allocated region which the position is responsible for.

With a speciality in lettings, this individual will oversee and develop the lettings side of the business, as well as set out best practice processes for lettings and be the in house expert for this area. In addition, they will be accountable for the delivery of all Sales/Rentals KPIs (including annual revenue budget and transaction volumes) for their region, and the leadership, development and management of the Sales staff. Key role responsibilities will include:

Sales Team Leadership:

  • Development and implementation of the letting/rental strategy and processes across the business - increase occupancy aligned to business strategy to expand.

  • Manage the lettings portfolio for the group with full accountability for results.

  • Find new ways to progress and improve the profitability and performance of our client’s locations.

  • Managing rent reviews and property portfolio.

  • Responsible for data analysis and reporting around lettings activities against budget.

  • Support & train the sales team in lettings techniques.

Sales & lettings process:

  • Effectively oversee the progress of new and pre-owned sales/lettings transactions.

  • Be the ‘Lettings Expert’ for our client, understanding all aspects of the local marketplace.

  • Proactively work with Marketing and peers to jointly create marketing initiatives.

  • Identify and develop effective commercial relationships with appropriate regional or local third parties (such as lettings organisations/platforms, Estate Agents and other professional organisations).

Asset Management:

  • Proactively identify asset management opportunities with the Operational teams to drive profitability but also upgrade of the assets both for sale/rent but also in the common parts.

  • Where role-appropriate, contribute effectively to new development floorplans, specifications and rental pricing before, during and subsequent to site acquisition.

  • Effectively manage and negotiate lease extensions with existing customers.

Candidate profile:

  • A successful track-record of working in a comparable role in an established organisation

  • Extensive experience in delivering to set KPIs

  • A proven track record of developing and leading sales teams to success. Experience setting up a lettings function within a company would be particularly attractive

  • ARLA member

  • Excellent team leadership skills

  • Results-orientated, capable of setting and achieving regional sales targets

  • Commercially savvy, problem solver, capable of making key financial decisions either individually or in a matrix environment.


Basic salary of c. £65,000 - £75,000, dependant on experience, plus benefits and a competitive annual bonus.

Please note: candidates must be willing to travel to the role's various different sites, and must be able to drive and own a car.
