Technical Manager (Void Surveyor) – Residential Housing
We are currently working with a central London Real Estate business who are doing exceptional work to help London’s housing crisis. Through acquisition, refurbishment and new development they are providing key housing in central London and are looking to hire a Technical Manager (Void Surveyor) to handle the refurbishment projects across prime central London locations. The role is expansive from inputting into the suitability of new acquisitions, building surveys and procurement and oversight of the refurbishment projects as well as technical advice to the wider Real Estate and Investment team on potential new developments and stock ratios.
£60,000 - £65,000 + benefits package
The Technical Manager (Void Surveyor) will be joining a proactive team who focus on providing temporary accommodation for families in central London. They currently have a portfolio of existing properties that are empty with void work to start and a healthy acquisition and development pipeline over the coming years. They are looking for someone preferably from a Housing Association or private sector housing background who is deadline focused and proactive. The ideal Surveyor / Manager will have experience of surveying and assessing existing residential stock (H&S and building regs) pre void work and procuring and managing the external consultants and contractors across the refurbishment process to make sure the properties are turned around within time, budget and quality standards. Yearly Capex spend with be circa £3 million broken down into 40+ individual refurbishment projects.
In addition to managing the existing void work the Technical Manager will have wider responsibilities to the Real Estate and Investment team inputting technical knowledge into potential acquisitions, new proposed developments and longer-term existing stock planned and reactive maintenance strategies in line with the business targets. Due to the volume of work and expansion plans for the business unit they are looking for someone one who has good stakeholder management and the experience and ability to hire and manage a small team of Void Works Offices No2/3.
As a growing business unit this role has good future growth opportunity and they are keen for this individual to keep abreast of the latest housing regulations, take part in CPD and external events.
MCIOB or MRICS qualified with a HND or above in Surveying, or Construction related field.
10+ years’ experience in management of housing refurbishment projects with annual Capex of circa £2 million - £5 million.
Experience in void work, technical surveys, fire risk, H&S and building regulation compliance.
Good technical contract knowledge, report writing skills and management ability.
